Weeds & Trash: Please remember that the rock areas in the medians around your wall is the responsibility of the homeowner, not the Association! There are a few of us who for the last several years have donated our own time and money to do our best to keep it up, but it is up to all of us to complete the task and keep it maintained all year long!
Also, if your home is adjacent to a sidewalk, please take note of any trees or bushes in your back- or side yards that have grown into the sidewalk. Many folks in our neighborhood walk, ride bikes, jog and skateboard and there are a few areas where pedestrians have to leave the sidewalk because of protruding bushes and greenery. That can also pose a danger to pedestrians in the form of sprained ankles and falls.
So the next time you have an extra 30 to 60 minutes, put on some gloves, take a plastic bag and go for a nice morning, afternoon or evening walk and pull a few weeds and pick up some trash. It’s good for your health and you will enjoy your beautiful neighborhood that much more.
If you have any questions regarding city codes and your phase's covenants and restrictions, you can contact the Homeowners' Board at board@abqrsna.com
Parking/Weed Ordinances:
There have been questions concerning ordinances that can be enforced in our neighborhood.
The Weed, Litter and Snow Ordinance (the weed/litter ordinance is outlined below) is a citywide ordinance that refers to "any owner of any occupied or unoccupied lot or tract of land within the city," according to Matthew Conrad, Code Compliance officer with the city of Albuquerque's Zoning division.
The parking of recreational vehicles (driveways or not) is prohibited as per R-LT Residential Zoning Code (14-16-2-6(A)(2)(h)(3). Conrad said it should be noted that section 14-16-2-22(B)(25)(a)[14-16-2-6(A)(2)(h)] states that the SU-1 PRD zone allows parking uses as outlined/regulated in the R-1 zone.
Senior inspector Jonathan Turner says the 1994 site plan for what was originally a SU-1 zone says: "All of the R-LT zone requirements shall apply without exception or architectural constraints."
In either case, all homes in Rancho Sereno are governed by the R-1 or R-LT zoning ordinances.
The City of Albuquerque Comprehensive Zoning Code was recently amended to regulate front yard parking. Section 14-16-2-8(F)(3) “Parking on any portion of a front yard setback area, other than the improved parking and maneuvering areas, is prohibited.”
Violations will be referred to the City of Albuquerque’s Zoning Code Enforcement Division.
Please weed and pick up the trash in the median strips along the front, sides and back of your home. This includes the areas behind your back and side walls along the street. Failure to do so is a violation of Zoning Code Article 8 (9-8-4) and the subsequent penalties are spelled out in Article 8 (9-8-26) and (9-8-30).
The appearance of our neighborhood does send a message to visitors as to our willingness to tolerate graffiti, vandalism and/or mischief. So let’s all work together to keep our neighborhood clean and safe.
For anyone who would like further explanation of the parking and/or weed/litter ordinances, Mr. Turner would be glad to answer your questions. His number is 924-3457.
Mutt Mitt Stations Are Now Here!
Collection bags are at the three new doggie poop stations.
PLEASE USE THEM!
Volunteers pick up the bags for trash collection and re-supply the stations. Please do not leave dog droppings on the sidewalks, the trails, the rocks adjacent to sidewalks, etc. Be a responsible pet owner and considerate of the homeowners who must pick up doggie poop left by your dogs or the trail users who must sidestep the mess.
